What's the cancellation policy?
Cancel 5 or more days before check-in for a full refund. 1-4 days out, 50% of the total stay price is owed, so you get back whatever you have paid beyond that (a guest who has paid in full gets half back). Same-day cancellations (on your check-in day) aren't refundable, and any unpaid balance is still owed. Card and PayPal processing fees, and the sales and occupancy tax owed on them, are never refunded.
Are pets allowed?
Yes - dogs only, and they need to be approved in advance. Up to 2 dogs at the Front Home, 1 dog at either private suite.
How many guests can stay?
The Front Home sleeps up to 6 across 3 bedrooms. Each private guest suite sleeps up to 2.

If allowing your dog on furniture or bedding, bring your own clean sheets/blankets. Do not use house towels on dogs. Do not bathe dogs inside the home. No puppy pads or going to the bathroom inside. Use a kennel if your dog may chew, scratch doors, or bark excessively when left alone. Guests are responsible for any damage caused by pets. Unauthorized pets: $100 per pet per night. Hose off outside before coming in. Do not sit on wet or sandy couches or beds. Shake out beach items outside.

Use only what you need. White towels are for people only - no pets, beach, or spills. Laundry is one of the biggest challenges with hosting and your help is greatly appreciated.
Washer & Dryer
Available if needed. Do not put heavily sandy items in the machines. Let sandy items dry outside and shake them out first.
Damage
Please notify Jesse immediately of any damage - do not wait until checkout. Most issues are easy to resolve when addressed quickly. I work very hard to keep this home in excellent condition for all guests.
Cooking
You are welcome to use the kitchen. Please avoid cooking foods that leave strong lingering odors (seafood boils, etc.). If you'd like to use the grill or seafood boiler outside, please ask first.
Fireworks
Thursday night boardwalk fireworks and summer holiday fireworks are a local tradition - but very loud. Typically 8:55 PM – 9:15 PM, Memorial Day through Labor Day. May upset dogs.

Low-Key Stays Only
This suite is meant for relaxing beach stays, not parties. Please keep things low-key and respectful at all times. NOT allowed: Parties · Loud music · Roughhousing or horseplay · Heavy drinking or drug use · Beer pong / flip cup / drinking games · Rowdy or disruptive behavior. This is a private suite inside a shared property - the main home and the other suite are occupied by the owner and/or other guests, and walls are shared. Neighbors are close too. Everyone's peace matters.
Guest Limit
Maximum occupancy: 2 people and 1 dog. No exceptions. This suite is a compact space best suited for adults or families with older children - if you're traveling with a child under 2, please reach out before booking so we can make sure it's a good fit. Only registered guests and approved pets may be on the property. No booking for others under your account. You must be present for the entire stay if you made the reservation. No outside visitors without prior approval. Unauthorized guests: $150 per person per night.
Quiet Hours
Quiet hours: 9:00 PM – 9:00 AM. This suite shares walls with the rest of the property - be especially mindful after dark: walk softly, close doors gently, keep voices and music low. Any behavior that disturbs neighbors may result in immediate termination of the reservation without refund.
No Parties or Events
The suite may not be used for parties, events, or gatherings beyond the stated occupancy. No outside guests without prior approval. Unauthorized parties or events: $500 fee and immediate cancellation without refund.
Smoking
No smoking inside the suite. Ask Jesse about the designated outdoor smoking area. Dispose of cigarette butts in the container provided - not on any porch, yard, or driveway. $500 fee for smoking inside.
Pets
One dog is allowed - maximum 1 dog. No cats, ferrets, or other non-dog animals, even as service animals (severe family allergy). Dogs must be housebroken, friendly with people and other dogs, and leashed outside at all times. Bring your own towels for your dog. If allowing your dog on furniture or bedding, bring your own clean sheets/blankets. Do not use house towels on dogs. Do not bathe dogs inside the suite. No puppy pads or going to the bathroom inside. Use a kennel if your dog may chew, scratch doors, or bark excessively when left alone. Guests are responsible for any damage caused by pets. Unauthorized pets: $100 per pet per night. Note: Thursday night and holiday fireworks are a summer tradition here - loud and frequent. If your dog is sensitive to fireworks, plan accordingly.
Neighborhood & Property
My neighbors' peace matters most, and so does the peace of whoever else is staying on the property. Keep it low-key and respectful, and keep any outside space you use spotless - no littering and no cigarette butts. Your suite is fully private with no shared indoor spaces, and the property has double soundproof walls to help - but sound can still carry, so please avoid loud talking, music, slamming doors, or heavy footsteps, especially outside quiet hours. Pets and kids can be energetic; if noise from either becomes excessive, it's on you to manage it.
Parking
Free parking is available on-site (garage/lot) - Jesse will confirm your exact spot ahead of arrival. Please park only in your assigned area and don't block sidewalks, other guests, or driveway access.
Sand
Hose off outside before coming in. Do not sit on wet or sandy furniture or beds. Shake out beach items outside.
Towels & Bedding
Use only what you need. White towels are for people only - no pets, beach, or spills. Laundry is one of the biggest challenges with hosting and your help is greatly appreciated.
Damage
Please notify Jesse immediately of any damage - do not wait until checkout. Most issues are easy to resolve when addressed quickly. I work very hard to keep this property in excellent condition for all guests.
Fireworks
Thursday night boardwalk fireworks and summer holiday fireworks are a local tradition - but very loud. Typically 8:55 PM – 9:15 PM, Memorial Day through Labor Day. May upset dogs.
Security Cameras
Exterior security cameras monitor the parking area and entrance for safety. There are NO cameras inside the suite.
Violation Fees
- Unauthorized guests: $150 per person per night
- Unauthorized pets: $100 per pet per night
- Smoking inside: $500
- Unauthorized parties or events: $500 + immediate cancellation without refund
- Rule violation requiring host response: $150 per incident
- Excessive cleaning beyond normal turnover: $150
These are standard baseline amounts. You remain responsible for the full cost of any remediation, repair, or replacement that exceeds a listed fee.

Access
You'll have your own private entrance and access to the driveway on the RIGHT side of the house. Your suite is in the back RIGHT corner - fully private, with no shared indoor spaces. Entry is double-door, hotel-style, with a deadbolt on each door. There's also a second door at the back of your closet, covered by a curtain - it connects to the front of the house but isn't used, and is deadbolted from both sides for everyone's security. Since it leads to another bedroom, please be mindful of noise near the closet during quiet hours and keep the door closed when not in use. The carport and everything in it are off-limits unless approved in advance - if you'd like to use the grill or outdoor kitchen area, just ask ahead of time. Your specific door code is sent in your booking confirmation email.

Privacy & Interaction
I'm available 24/7 by text or call if you need anything. We may see each other in passing, but I respect your privacy - I'm sometimes working in the enclosed carport from 9 AM to 5 PM, though most guests hardly notice.

This suite doesn't have a full kitchen - no stovetop or oven. You'll have a full-size refrigerator, basic dishes and utensils, a microwave, a Keurig coffee maker, and an electric water kettle for tea. Ask Jesse about using the grill or the outdoor kitchen area. You can rest assured that your space is completely safe, private, and comfortable.

Checkout Checklist
- Do not strip the bed - straighten sheets so nothing is left inside, blankets not balled up
- Leave used towels in the bathroom
- Wash used dishes
- Remove all food and drinks from the refrigerator
- Wipe up spills, pick up trash, return items where they belong
- Take your trash to the outdoor cans - ask Jesse if you're not sure where
- Do a final walk-through - make sure nothing is left behind

This policy explains what information we collect when you use this site and how we use it.
What We Collect
When you submit a booking inquiry or contact form, we collect your name, email address, phone number, and any details you choose to share about your trip or question. We do not collect any information beyond what you voluntarily provide, apart from the date, time and IP address recorded when you sign a rental agreement (kept with the signed agreement as proof of signing).
Before signing a rental agreement, guests complete an identity check through Stripe Identity, which may include a photo of a government-issued ID and a selfie for comparison. That document image is collected and processed by Stripe on our behalf - we receive only the verification result (verified or not), never a copy of the ID image itself. If you pay by credit/debit card or PayPal, your payment details are entered directly with Stripe or PayPal and never pass through or get stored on our own servers.
How We Use It
Your information is used solely to respond to your inquiry and, if applicable, to complete a booking at The Heart Of CB. We do not sell, rent, or share your personal information with third parties for marketing purposes.
Email Communications
If you submit an inquiry, you may receive a follow-up email from Jesse regarding your request. You can opt out of any further communication by replying to any email or contacting us directly.
Third-Party Services
This site uses Resend to deliver contact form and booking emails, Stripe for identity verification (Stripe Identity) and card payments, and PayPal for PayPal payments - each governed by its own privacy policy for the data you submit directly to them. We also link to Airbnb, whose privacy policy governs any data you submit there.
Cookies & Analytics
This site uses Google Analytics to understand overall traffic and site usage, which sets its own cookies in your browser. We don't use that data to identify you individually or share it for advertising purposes. Beyond that, the only other browser storage used is session data for the booking calendar and availability display.
